Here is a short list of what you may need funds for as we work through your purchase. There are some costs associated that are required by the contract and/or Lender and others are optional and based on what you want. Please call with questions, 815.997.9898
[ ] Due diligence fee (paid to seller, non-refundable, due immediately)
[ ] Earnest (paid to escrow attorney within this week)
[ ] If new construction, deposit (earnest)
[ ] down payment of home (whatever your lender says you need to have ie 3.5% for FHA )
[ ] Inspection - cost is upfront paid to the home inspector to find anything we can't see.
[ ] Sewer or septic inspection (paid upfront to inspector)

[ ] Appraisal (this fee is paid upfront through your lender typically or sometimes can be paid at closing)
[ ] Chimney Inspection (if property has a chimney)
[ ] Well inspection w/ water testing (if property has a well, VA will want testing on water)
[ ] Termite/pest (certain loans like VA require this)
[ ] Deposit for utilities like electric and water, possibly others
[ ] Lock changes
[ ] Cleaning service prior to move in
[ ] home warranty ( I'll send you info on the one I personally use )
[ ]home owners insurance (usually paid for at closing in escrow - some people pay it up front but you will need to get a quote)
[ ] Any quotes for repairs or tradespeople, some charge
